Patrick Industries Patrick Industries Elkhart, IN Elkhart, IN Full-time Full-time The Corporate Real Estate Manager at Patrick Industries leads and oversees business aspects of the Company's real estate function, including management of the industrial portfolio and site selection activities.
Working closely with Leadership, the Real Estate Manager works to determine what investments to make and to avoid and to limit the risk to the Company.
Reporting to the Vice President of Operations Support, the Real Estate Manager is responsible for providing the Company with strategic direction and leadership for purchasing, leasing, and selling of real estate for the company.
This will include the overall framework and processes to drive Patrick's portfolio to a more managed system.
Essential Functions Lead management activities associated with the Company's real estate portfolio, including oversight of business aspects of real property acquisitions, dispositions and leasing activities Formulate a comprehensive divisional risk assessment plan and guide facilities through an action driven approach Focus on portfolio optimization, deal quality, process consistency, and alignment with our operations Develop and coordinate strategic relationships with key business leaders, legal counsel, brokers and other partners Collaborate with Leadership to provide oversight and guidance for site selection, expansion, renewal, consolidation, extension, sublet and termination activities within the portfolio Serve as communication link between management and vendors, helping resolve concerns related to the property Establish and maintain relationships with landlords, property managers, key vendors, suppliers, city and state officials, and other third parties Serve as a main point of contact for Leadership to understand business objectives and influence portfolio solutions Effectively audit current real estate including leases and ongoing projects Develop and implement a comprehensive strategy to manage standards, processes and procedures as business needs change Establish strategic priorities, key performance indicators and business reporting to ensure efficiency, performance and cost effectiveness Conduct vendor negotiation and selection in conjunction with procurement, and perform overall management, if so then establishes contracts with vendors and defines work flows, jobs and reporting relationships.
Establish utilities processes and execute cost management for natural gas and electricity.
Develop relationships with partners to enhance energy efficiency programs Work with local, state and utility officials to maximize incentive opportunities for the company Assess all regulatory requirements for new projects and existing operations and assure compliance with those regulations to reduce or eliminate risks Qualifications and Skills:

years of Commercial Real Estate Management experience Strong knowledge of applicable commercial real estate contracts, property law, taxes and financial statements Experience in the managing of construction or property improvement projects is a plus Proactive thinking with detail-oriented and creative problem-solving approach Must be comfortable with local travel; Up to 10% A high level of personal integrity (self-esteem, confidence, honesty, and respect) are necessary qualities Self-motivated to work independently in a busy environment with changing priorities and the ability to adapt Solid project management skills Strong written, verbal, and interpersonal communication skills; Ability to communicate with all levels of an organization Work effectively and independently on multiple complex activities and projects Strong analytical skills are required as well as the ability to think creatively to find solutions for issues that arise Align with Patrick Industries BETTER Together mentality by pursuing Balance, Excellence, Trust, Teamwork, Empowerment, and Respect within the organization Benefits Include:
